Agent Tutorial - How to complete a BPO on the Valuation Platform

 

Log into Exceleras.com and enter log in credentials.

Click on the “Valuations” tab to access BPO.

Click on “Details/Accept” to accept the BPO.

Once you Accept the BPO, click on the name of the BPO. It is a link that will open the BPO form.

The BPO will open. Read the BPO instructions.

BPO forms are customized for each property type. The system will open the appropriate BPO form based on property selection. To access the appropriate BPO forms, you must select the Subject's correct property type.

 

  1. Click on the down arrow to select the type of property type.

To complete the BPO, click on each tab to fill in the requested information.

Click on “Save this Page” to save the information continuously as you input information in fields. The system will time out after 5 to 10 minutes.  If you do not save the information, it won’t be saved, and will cause you to start over again.

Enter the information for the property as well as the Listing Comps, Sales Comps and Repair Estimate information(when required).

Next move on to the “Photo Upload” tab.

In this tab, you will upload all photos relevant to comparables, property photos and any other photos related to its condition.

 

 

 

 

Click on the “Photo Upload” tab (1).

To upload photos to any section of this tab, click on “Upload Photo.” (2)

The Photo upload bucket will open.

  1. Click on “Choose File” to upload photo.
  2. Next to “Image Description,” enter the description for photo being uploaded.
  3. Click on “Upload This Photo” to upload the photo. It may take a minute for the system to upload the photo depending on browser being used.

Currently, the system does not have a feature that allows you to upload multiple photos at once.

Once you’ve filled out all BPO tab and uploaded your photos, click on the “Submission” tab.

The tab will open, and the System will list any fields you missed and that require information to be inputted. 

  1. You can go back to the section and complete the missed fields or,
  2. You can click on “Submit Valuation” to complete and route the BPO back to the Client.

  1. If you choose to complete the BPO with missing fields, when you click “Submit Valuation,” a dialog box will appear advising of missing fields (3). You can click on “OK” to route the BPO to the Client or “Cancel” to go back and complete the missing fields.

  1. Clicking on “OK” will open a dialog box where you can input your reason for submitting an incomplete BPO. Enter your explanation in the box and click “Submit” to route the BPO back to Client.

  1. Another box will pop-up confirming the BPO has been routed back to Client.

Land Only BPOs:

 

If you are doing Land Only BPOs and the Active Comp tab is not present, certain BPOs behave as they were coded a long time ago and will be updated later this year. 

 

Below is a workaround.

 

As soon as “Vacant: Land” or “Residential: Land” is selected as the Property Type, the Comp Listings tab is hiding and will not appear as a tab to select. 

 

 If you need to use "Comp Listings" the Property Type needs to be changed from the "Land" to any other type of BPO by clicking on the "CHANGE" link:

  1. Click on the down arrow.
  2. Select any other appropriate property type.
  3. Click on “Continue.”
